Selling a home during the holidays may not be your preferred time to sell, but there are invariably reasons why it’s necessary.  From job changes to financial management, people will sometimes find themselves listing a home during the winter. It’s important to be realistic about the process. Busy open houses and frequent viewings are less likely to happen at this time of year. Don’t get discouraged by less activity than you’d find at other times of year. While you may not have as many viewers, the ones you have are more likely to be serious buyers who have already explored the options online and found your home to be of interest.

Talk to your real estate agent to discuss pricing. Because there are fewer buyers, there’s less possibility of a bidding war. While you may need to list it lower than you’d prefer, listen to your agent’s reasoning for a price, because they know what similar homes in similar neighborhoods are going for at this time of year. On the other hand, because buyers at this time of year are often on a tight schedule, they may do less haggling.

You’ll still need to take care of the kinds of repairs that may put people off, especially if the winter weather highlights any problems. You want your home to look and feel warm and welcoming and not like a home that is going to require a lot of work right away. Fortunately, you can still add in some holiday decorations, which should add to the comforting feel of your home, allowing the buyer to imagine themselves living there during the holidays. Still, you don’t want your home to look cramped, so you may want to limit the number of decorations. Plus, it means you’ll have less to pack up once you sell!

Finally, make sure your home looks just as appealing outside as inside. Curb appeal always matters, especially in the winter when you’re less likely to have colorful flowers and green lawns adding to the charm. Make sure gutters are doing their job, all lamps work, clean up leaves, and definitely make sure any paths, steps, and front porches are clean and safe. Some elegant evergreen potted plants, a cheerful wreath, and perhaps some simple warm white lights and garland around the front door and porch columns will help brighten and cheer the outside of your home, especially as viewers may be visiting when it’s darker.

While this may not be the ideal time to sell, it’s not impossible, as the buyers at this time of year tend to be just as motivated as you are.
